How do I get started?
Submit your property through our Get Started page. We'll reach out within one business day to schedule an onboarding call, walk you through our process, and get your owner portal set up.
What types of properties do you manage?
We manage single-family homes, duplexes, triplexes, fourplexes, condos, townhomes, and small commercial properties. Whether it's one property or a portfolio, the onboarding process is the same.
What if I already have tenants in my property?
No problem. We onboard properties with existing tenants all the time. We'll review the current lease, introduce ourselves to the tenant, get them set up in their portal, and take it from there. No disruption to the tenant's experience.
What does the management agreement look like?
We use an annual management agreement that auto-renews. This gives both sides stability and allows us to plan long-term for your property. We'll walk you through every detail during onboarding so there are no surprises.
How much does management cost?
$85 per month, per property. Flat rate - no percentage of rent, no hidden fees. Tenant placement is $500 (one-time) and lease renewals are $150 (one-time). That's it. See our pricing page for details.
How does rent collection work?
Rent flows directly from tenant to owner - Evolve does not hold client funds. Tenants pay through Stripe in their portal with the option to set up autopay. You can track every payment in real time from your owner dashboard. We invoice you separately for the management fee.
What happens if a tenant doesn't pay?
Late fees are applied automatically per your lease terms. We handle all communication with the tenant and issue proper legal notices. If it escalates, we coordinate the eviction process up to the point of court filings. If it goes to court, we can refer you to a trusted eviction attorney. You're kept informed at every step through your portal.
Do you handle evictions?
We handle everything leading up to court - late fee enforcement, tenant communication, legal notice preparation, and filing coordination. If the case goes to court, we can refer you to a trusted eviction attorney and work with them on your behalf. In Texas, only a licensed attorney can represent a property owner in court, so this is standard across the industry.
What's your management style?
Transparent and data-driven. You set approval thresholds for expenses, and you get real-time visibility into everything affecting your property through your owner portal. No surprises. We started by managing family properties, so we treat every property like it's our own.
How do you handle maintenance requests?
Tenants submit requests through their portal with photos and descriptions. For routine issues, we dispatch a vendor from our vetted network and keep you informed. You set an approval threshold - anything below that amount gets handled automatically so small fixes don't wait on you.
How do you handle big-ticket repairs?
For larger repairs, we don't just call one vendor and hand you a bill. We gather multiple quotes from our network so you can compare options and make an informed decision. We'll present the quotes with our recommendation, but the final call is always yours. Every cost is tracked in your portal.
What about emergencies?
Burst pipes, no heat in winter, major leaks - emergencies don't wait for business hours. We respond to genuine emergencies immediately and dispatch the right vendor to prevent further damage. You get notified right away, but we don't wait for approval when a property is at risk.
Do you handle tenant screening?
Yes. Every prospective tenant goes through a thorough screening process - credit check, criminal background, eviction history, income verification, and rental history. We take photos of the property, syndicate the listing across major platforms, coordinate showings, and handle lease execution.
Can I see what's happening with my property?
Yes. Your owner portal gives you 24/7 access to live financials, maintenance status, tenant information, documents, and downloadable PDF statements. You can also set up email and in-app notifications for the events you care about. No more waiting for monthly emails.
How often do I get financial reports?
Your portal shows live data - you don't have to wait for anything. But if you want a formal report, you can download a PDF statement at any time filtered by date range, property, or transaction type. Great for tax season or sharing with your accountant.
How do tenants pay rent?
Tenants get their own portal where they can make one-time payments or set up autopay through Stripe. They can also submit maintenance requests with photos, view their lease documents, and update their contact information.
How do I access the tenant portal?
Go to the portal login page and enter your email. We'll send you a magic link - no password needed. If you haven't been set up yet, reach out to your property manager.
How do I submit a maintenance request?
Log into your tenant portal and click "New Request" on the maintenance page. Describe the issue, attach any photos or videos, and submit. We'll get back to you and coordinate the repair. You can track the status of your request at any time.
